Land Use & Development
Being the first community in BC along Highway 3, located only 20 minutes from Fernie, and coupled with a thriving mining industry, the potential for Sparwood is exciting.
We want to see Sparwood as a vibrant and festive community where residents are proud of their history and visitors are attracted to it. We will have expanded opportunities while respecting natural environment we live in.
Our goal is to ensure that residents have access to affordable housing and active seniors are offered more housing options allowing them to stay in our community. We want to keep our friendly small town atmosphere while diversifying our economy to include a wider range of services and sectors. There are many opportunities to build high-density and low-density residential buildings: Whitewood Crescent, Whiskey Jack, Cherrywood are existing subdivisions with lots available and we would also be interested in receiving proposals for other areas of town, especially for active adult communities and attainable housing.
Benefits to Developing in Sparwood
- Sparwood has a tax incentive program for the Accommodation Sector and will consider applying this philosophy to other areas where Council believes the added incentive for growth or redevelopment is necessary.
- Sparwood does not have Development Cost Charges (DCC’s). Typically the cost of infrastructure has been included in the sale price of the land.
- Sparwood is in a prime location for residential properties to service the hiring requirements of the mines. Tourism and recreation development are also thriving. Along with residential growth we also expect to have commercial and industrial development occurring.
